about the role:
The Legal Counsel for Land Acquisition is the overall lead for land acquisition opportunities and manages the entire process of land acquisition.
What you'll do:
Investigate authenticity of Certificates of Titles covering properties for acquisition from the Register of Deeds, Land Registration Authority (LRA), Land Management Bureau (LMB), pertinent local assessor’s office where the property is located, and other agencies;Investigate authenticity of Tax Declaration covering properties for acquisition, its traceback, and all related documents, and process and verify discrepancies, if there are any;Verify if the original copy of the Owner’s Duplicate of Certificates of Title is existing. If none, verify, research, and secure approved plans, tracing cloth, and approved technical descriptions from the LMB and other documents from pertinent government agencies;Investigate previous conveyances of the property from RD. If RD has no copy of the traceback, go to LRA, LMB, or the pertinent local assessor’s office where the property is located. Research the history of owners based on the cadastral map and the decree issued by the LRA.Investigate before the Department of Agrarian Reform (DAR) and its sub-offices and check if the property for acquisition has registered tenants, if there are, get certificates attesting to the fact of the names of the registered tenants;Process, verify, and secure documents related to the Extrajudicial Settlement including but not limited to names, birthdays of all the heirs as well as their respective spouses, Death Certificate of the deceased, Tax Identification numbers of all heirs, Barangay certificate that the deceased is a resident of the certain barangay at the time of death;Secure and prepare all the documentation needed for the transfer of the property in the name of the Company;Monitor the transfer of the property from the seller to the Company, including the necessary taxes, payments, and fees;Assist in clearing acquired properties of any encumbrance, lien, or occupants;Other legal tasks that may be assigned by an immediate superior from time to time in relation to land acquisitionWhat we're looking for:
Member in good standing of the Philippine Bar, with up-to-date MCLE complianceWith at least 3-5 years in the practice of lawWith experience in handling property casesStrong analytical and planning skillsStrong negotiation skillsGood communication and presentation skillsExcellent problem-solving skills
