DUTIES & RESPONSIBILITIES
Leadership
Provide support to the PMD Manager in the day-to-day supervision and works with staff to ensure a high-performance, customer service-oriented work environment which supports achieving the department’s strategic plan and objectives.In charge of the property management team of commercial and vertical developments including Plumera Mactan and Johndorf Tower.General Administration and Operation
Regularly coordinates with PA Supervisors to ensure consistency of property management services in all projects and introduce improvements as needed.Provide a schedule of activities and ensure that assignments are carried out as planned.Project Execution and Delivery
Monitor the turnover process of housing units from construction to technical quality to property management and eventually to buyers.Engineering and Technical Services
Provide engineering support to the site team by employing proven strategies and best practices in property management.Draft preventive maintenance plans and ensure full implementation on all sites.Draft business continuity plan and emergency preparedness plan for applicable sites.Report and documentation
Assist in creating applicable operating rules and regulations and revising existing policies and documents to encourage continuous improvement.Draw up operations reports from the collated reports of the site team.Secure, review, and archive service contracts of all third-party service providers.Vendor Management
Assist the PMD Manager in managing all vendors and service contractors for Security, Housekeeping, Landscaping, Pest Control Services, and Garbage Collection.Initiate the selection process of service contractors and ensure that services conform to the project requirements and budget.Financial Management
Assists with the development and administration of the department’s annual budget.Directs the forecast of additional funds needed for staffing, consultants, contractors, equipment, materials, and suppliesDirects monitoring and approves expenditures; directs and implements adjustments as necessary to meet changing conditions.Sustainability
Implement energy-saving initiatives on utilities and other applicable assets.Ensure all needed tools, spare parts, equipment, and operating supplies are defined, maintained, and sourced out properly/timely to keep an appropriate inventory level and sources known/available.
