Meet with office building occupants /tenants to coordinate policies and rules, information dissemination, gather feedback, organization of events and other community building activities. Establish plan, and execute high-impact, sustainable building administration initiatives and events. Encourage to work hand in hand in building harmonious relationship.
Financial ManagementCollects dues and other assessments and takes necessary measures to ensure the prompt payment and minimize delinquencies. Send appropriate notices, reminders and necessary demand letters to those delinquent accounts. Prepare OPEX and CAPEX budget. Supervise and manage Billing and Collection
Administration and Human Resource ManagementManage and acknowledge all matters and issues pertinent to the office building and respond immediately. Conduct routine inspection to identify needs and improvements. Implement house rules, safety and security measures and other policies to develop orderliness inside the building premises. Coordinate with the Building Management on issues pertaining to construction, documentation, sales and marketing and other related concerns. Oversee the day to day activities of all personnel under contracted services assigned to housekeeping and security. Conduct training, coaching session and team evaluation. Review, update and standardize systems and procedures in compliance with the property management procedures, protocols and office decorum.
Technical ManagementMonitor the status of all equipment, facilities and amenities to ensure that they are always in good condition. Ensure all equipment and facilities are enrolled in preventive maintenance to save on cost, prolong the life span, and ensure continuous quality of service to residents.
