QUALIFICATIONS:

1.     Must be a graduate of Marketing, Business Administration, Commerce, or any related course

2.     At least 2 years’ experience in Sales, Commercial Real Estate, Marketing, Business Development or in any related field.

3.     Real Estate Broker’s License or Salesman is a plus

4.     Must have excellent presentation, communication, and coordination skills

5.     Proficient in MS Office applications (i.e., Power point, Word, and Excel)

6.     Able to handle multiple tasks at the same time as well as prioritize and manage time efficiently

7.     Able to communicate effectively with key stakeholders both verbally and in writing

8.     People-oriented, dedicated to customer service, extremely organized and attentive to detail

9.     Digital marketing experience is a plus

10.   Amenable to work in West Aeropark Property, Clark Global City, Pampanga

MAIN RESPonSIBILITIES INCLUDE:

I. LEASING

1.   Identifies prospective clients, communicates to them, and develops strategies to increase the occupancy rate of all properties.

2.   Prepares leasing documents, including Offer Letters/Proposals, Term Sheets, Lease Agreements, and any other documents that may be needed during the leasing process.

3.   Meets with prospective tenants and takes them on tours and ocular inspections of the property.

4.   Correctly completes all lease applications, assists with application verification, and notifies prospective tenants of results.

5.   Assists, organizes, and files appropriate reports, leases, and paperwork requirements.

6.   Acts as the point of contact for the various tenant concerns and lease documentation to prevent business interruption.      

7.   Assists in coordinating tenants’ activities and events to facilitate better tenant retention.

8.    Works directly with tenants and monitors properties to ensure compliance to the stipulations of the Lease Agreement.

9.    Assists tenants in resolving construction and operation-related problems and issues in coordination with the engineering/technical department. 

10. Maintains and updates the tenants database (including tenants’ records and profiles, tenants’ permits and licenses, and lease contracts), prospective tenant database, and broker database.

11. Follows up and informs tenants of any changes to the Lease Agreement or upcoming problems with the property.

12. Manages the customer interface with tenants to ensure appropriate consideration of customer requirements and effective management of issues and any complaints.

13. Coordinates with the Property Management team and assists the team in overseeing leasing procedures with new and current tenants.

14. Effectively communicates the company’s rules and regulations with the tenants and monitors their compliance according to the guidelines and house rules.

15. Assists in organizing meetings between and among tenants, prospective tenants, management, and the Property Management team.

16. Establishes strong partnerships and relationships with broker companies and other third parties to develop leads.

17. Performs other leasing-related tasks as may be assigned by management.

II. MARKETING

1.  Prepares, plans, and manages the publication of all marketing collaterals to maximize brand promotion and public awareness.

2. Networks with individuals or companies, both local and national, who might potentially do business with the company.

3. Develops and presents effective, unique, and innovative marketing campaigns along with budget proposals for the company.

4.  Leads the execution and implementation of these marketing campaigns.

5. Sets marketing schedules and coordinates with management, the Property Manager, and other points of contact to implement strategies across multiple channels.

6.  Plans and manages marketing events.

7.   evaluates the effectiveness of marketing activities and produces accurate summaries of total expenditures at the end of every marketing activity.

8.   Performs industry, market, competitive, and company research to stay up to date on the latest developments and to develop a deeper understanding of tenant profiles and needs.

9.  Develops market analysis by assessing demographics, researching customer needs, and identifying competitors’ strengths and weaknesses.

10.  Develops and maintains marketing platforms and tracks the effectiveness of marketing platforms.

11.  Performs administrative tasks that may be assigned by management.
