Supports the Project Director and Cluster Head in managing and overseeing the real estate projects (both ongoing and completed) assigned to them.

LAND ACQUISITION
Prepares the initial financial runs to be used as basis for acquisitionCoordinates the implementation on the technical due diligence of acquired properties, in preparation for the project conceptual planning.PROJECT ConCEPTUALIZATION AND PLANNING
Participates in the planning processPrepares the project development timeline based on parameters provided by the Cluster Heads and/or Project DirectorParticipates in the completion and ensures accuracy of the project plans; Concept Design, Schematic Design, Design Development and Final Construction DrawingsPrepares the requirements for the application and processing of permits and licenses needed prior to the launch and construction of the project.Coordinates the project launch requirements with Sales and Marketing DepartmentsPrepares the project financials necessary for the launchMonitors the project scorecard and ensures budget commitments are metPrepares the approval to launch memoComes up with the project pricing strategy and prepares the pricelist and payment termsPROJECT OPERATIONS
Ensures execution of launch plansRegularly monitors:Construction progress and achievements of time, quality and cost targetsProject financials to ensure achievement of committed profit marginAgreed and approved sales and marketing strategies and sales targetsRecommends courses of action in case of deviations in al aspectsPROJECT DELIVERY
Ensures on-time and smooth turnover of the following through regular coordination with concerned departmentsResidential units to the buyers in coordination with Engineering Department and Buyer Turnover GroupCommon Areas and Equipment to the Condominium Corporation in coordination with Engineering Department and Property Management DepartmentSpearheads the project close-outProvides critical assistance to Property Management, Buyer Turnover Group and Customer Service to address customer concernsOversees post construction activities and manages the budgetOTHERS
