Professional Experience:

▪ At least 5 years of related experience in the industry or as Assistant Building/Facility Manager handling Engineering, Admin, Housekeeping, Securities personnel

▪ General property and facilities management

▪ Working knowledge on budgets and financial statements

▪ Working knowledge on contracts and agreements

▪ Working knowledge on building grounds and maintenance

MAJOR RESPONSIBILITIES:

Management of the following areas essential in Property Management:

1. General (20%) • Administer, manage, physically maintain and be responsible for the general upkeep of the Project geared towards the preservation and maintenance of its standard and efficiency • Lead in the facility operations for all managed property • Develop and recommend a medium-term plan for operation and management, capital asset preservation, upgrade, and enhancement, as well as general enhancement of the value of the Project for consideration of the CLIENT • Develop operations optimization program and cost savings program • Implement and strictly enforce the Facilities policies, rules, and regulations and the House Rules and Regulations of the Project • Manage the contracts of all new and renewing contractors and suppliers for the Project • Works toward the improvement of client experience in all the managed properties • Regularly report facility updates and ongoing project status to the management • Conduct regular inspections and submit the corresponding report

2. Finance and Expenses (20%) • Lead in the preparation of an annual budget for the approval of client/management together with capital expenditure requirements, which may be periodically updated • Knows how to read financial reports and regularly align with finance on the actual budget • Knows how to project financial expenses and create a saving plan • Able to propose another source of income for the business

3. Engineering Maintenance (20%) ▪ Monitoring of timely replacement of all parts and equipment due for replacement ▪ Ensures that 52 weeks of engineering program are implemented ▪ Ensure 100% equipment availability for service ▪ Implement energy savings and improve Equipment operations ▪ EOL, EOSL, etc. shall be included in the Engineering PM plan ▪ Other related and required in the engineering plan ▪ Preserve all equipment and property value ▪ Creation of engineering report for all managed facility ▪ Always align and report to the management ▪ Manage OPEX and ensure that it is aligned with the budget ▪ Process billing for all managed vendor and ensures that it is aligned with the policies released by the finance ▪ Ensures that the vendors are managed properly and aligned with the FMD policies ▪ Management of technicians on daily tasks and projects ▪ Participate in the task needed by the management ▪ Vendor Management ▪ Compliance with the proper communication channels and escalation tree ▪ Monitors implementation of CAPEX projects of the engineering team

4. Property Administration (20%) • Implement House Rules and Regulations of the facility • Maintain and provide upon request an updated list of assets, trackers, documents, permits, and other facility-related documents • Process and prepare documents for renewal/application of permits and other regulatory requirements • Maintain a registry of supervising occupants’ general movements to and from the Project with the responsibility of orienting new occupants and their personnel on the policies, House Rules, and Regulations of the Project • Manages administrative operations for the facility • Manages Landscaping, Groundskeeping, and Housekeeping operations • Implement 52 weeks of preventive maintenance for Landscaping, Groundskeeping, and Housekeeping operations • Ensures continuous improvement in the operations of Landscaping, Groundskeeping, and Housekeeping operations • Conduct regular inspection and closure of all findings in a timely manner • Manage and supervise car parking operations (if any) for an effective and efficient traffic flow; and • Maintain and improve the Project’s facilities, etc. • Provide quarterly overall Property Risk assessment which includes but is not limited to Occupational Health and Safety, Building Life support systems, and the like • Spearhead on operations projects and task assigned to the team and ensures that will be closed in a timely manner.

5. Security and Safety (20%) • Provide support on central security management and on-site implementation of policies and procedure • Monitor implementation of security protocols • Provide feedback on actual site implementation of security protocols and procedures to management • Report to the management team any incident that occurred in managed properties • Risk assessment and resolution • Report consolidation and review
