Position Title: Title Investigator/Appraiser

Job Summary:

·      Handles the verification of title and if necessary conduct title investigation to ensure the authenticity of the title being offered as collateral/Dacion en Pago and other purposes to protect the interest of the bank.

·      Handles the registration of REM and CHM of property/ies being offered as collateral to the bank.

·      Prior to registration, ensures that there are no other superior annotations on the title that will make the bank’s annotation inferior.

·      Secure certified true copy of title upon registration of mortgage and any other bank initiated annotations.

·      Handles the registration of dacion, deed of sale and other annotation that secures and protects the interest of the bank.

·      Prepares necessary reports within the prescribed TAT the result of Title Verification and Investigation.

·      Verify with the LRA or Land Management Bureau the cadastral plan, decree, LRA Record No., Case Number whenever necessary to establish the authenticity of the title and other bank purposes.

·      Verify with the Assessor’s Office the Tax Declaration and conduct tax declaration trace back as necessary back up whenever title verification/investigation cannot be carried out due to misfiled title.

·      Reports any adverse findings noted during the conduct of investigation.

·      evaluate if the title is authentic

·      Recommend further research to be done whenever the authenticity of title is not established

·      Prepares computation of registration fees and other fees related to the registration of mortgage or any other annotation as maybe required by the bank

·      Scanning of TV/TIV reports, collateral documents and other collateral docs.

·      Encoding, monitoring, of TV/TIV /Appraisal requests

Performs other duties that maybe assigned from time to time

Requirements

Preferred a Graduate of Engineering course but other college course are welcome to applyOpen to work in shifting schedule and do field workOffice assignment is in Makati
