Job Description

JOB SUMMARY:

The Budget Manager prepares consolidated annual budget and schedules. He / She will monitor the budget versus the actual revenue and expenses on a monthly/quarterly basis. He / She will also prepare monthly reports and board presentation materials.

JOB DUTIES AND RESPONSIBILITIES:

a. Budget and Controls

Prepares and presents annual consolidated budget and 5 year consolidated financial and operational forecast (Profit & Loss, Cash Flow) and supporting schedulesMonitors monthly and reviews operational, administrative, CAPEX and project costs budgetsReviews purchase requisition budget allocation and correct GL account chargingReviews project budget and transfer requests

 b. Management Reports

Prepares Eton and PHC Audit Committee and Board meeting reports and consolidates presentation materials for distribution to Board of directorsPrepares variance analyses, cash flow report, sensitivity analysis, revenue analytics and other reports needed by ManagementReviews weekly leasing reports to the PresidentReviews LTG Board Leasing Revenue report

c. Business Development

Prepares business/strategic plan for the company and other managed companiesPrepares project financial evaluation for new projects and new real estate products for Eton and PHCReconciles real estate inventory in SAP compared to manual reporting and coordinate tagging in the systemAssists in the listing process of a managed company

d. Others

Reviews annually insurance policies and monthly monitoring of insurance claimsCoordinates with banks on company’s financing requirements and provides answers to bank’s quarterly/annual due diligenceConsolidates documents for approval of the managementOther tasks as designated by the AVP-Finance and VP Controller

 JOB QUALIFICATIONS

Must be a BSBA Graduate, CPA is an advantageAt 8 years of experience in a Real Estate CompanyWith working knowledge on using computerized Accounting System, preferably SAPHighly analytical and ken to detailsCan work under pressureWith good communication and interpersonal skillsProficient on using MS Applications, specifically MS Excel, Powerpoint
