Job Summary: The Dormitory Manager is responsible for ensuring a safe, happy, and positive dorm atmosphere for the residents. He promotes the standards for our employees’ dorm living. He keeps the building operating and manages the dormitory’s revenue, cost and profit performance (PnL).Duties and Responsibilities:OPERATIONS AND ADMINISTRATION:Ensure that all government requirements and rental laws are complied with, in relation to dormitory operations.Schedule and run a mandatory dorm orientation meeting for all residents covering the dorm rules. If new employees check-in after the orientation, make sure that they have access to all of the same materials, rules and knowledge that were given during the orientation.Get to know the dorm residents (At very minimal, know all names/faces)Promote a positive and safe atmosphere that makes all residents feel comfortable.Work with floor ‘key holders’ to ensure that no employee is locked out of their room in unsafe conditions/preventing them from reporting to work.Keep all public areas of the dorm clean including, but not limited to: bathroom, living room, hallways, and the outside area around the dorm.Monitor cleaning supplies so they are returned to common closets for use by all residents.Enforce visitor hours.Enforce quiet hours. This includes doing daily (and nightly checks) of the housing.Be firm, but fair with the rules.Ensure the safety of all residents and guests.Communicate with housekeeping, maintenance, whenever needed.ENGINEERING / BUILDING MAINTENANCE:Ensure that all vital electromechanical equipment and facilities are operating.MARKETING:Market rentals and find rentersEnsure rental rates are competitiveResponsible for overall profitability of the buildingEnsure that the building is well-occupiedManage the costs.Experience:With at least 8 years of experience in the related field, preferably 1-4 years working experience in building management and/or residential building operations (dormitories, apartments).
