DUTIES AND RESPONSIBILITIES:
1. Responsible for correct operation of physical plant and all engineering facilities of entire property in accordance with established policies and procedures, maintenance program and operation schedule.
2. Responsible for keeping accurate operating logs according to established policy and procedure.
3. Responsible for correct execution of established maintenance program of the project.
4. Responsible for all necessary facilities and equipment repairs in the project ensuring maximum utilization and minimum breakdowns of equipment.
5. Responsible for preparing work schedule of assigned personnel.
6. Responsible for preparing monthly production and consumption report.
7. Responsible for training of subordinates in their respective assigned jobs.
8. Responsible for keeping the Property Manager informed of inoperative equipment, progress of work, possible delays, job performance, interest, discipline and discrepancy of his crew.
9. Responsible for correct uniform and neatness of assigned personnel.
10. Responsible for keeping a close watch on spare parts/supplies required and advises the Property Manager beforehand to reorder in order to have at any time expected replacements of parts/supplies on hand.
11. Responsible for order and cleanliness throughout assigned areas.
12. Responsible for ensuring that all safety rules and regulations are adhered to by assigned personnel.
13. Ensures the following:
a. All beeps and radios are checked at the beginning of his duty.
b. The sound system is checked every hour during his duty.
c. Emergency procedures are known by both himself and his crew.
d. Fire squads are ready and know their duties.
e. All log sheets are completed accurately during his duty.
f. Whenever it is not possible to gain entry to an area to affect works, he should immediately notify the Property Manager for proper disposition.
g. If difficulties are experienced with any tenant/client, inform the immediate superior. In the event of any equipment giving trouble which may affect the comfort of the tenant/client, inform the superior immediately.
h. If it found necessary to put an area out of order, this must be coordinated through the Property Manager.
i. If it is found necessary to remove any piece of furniture or component from a tenant’s/client area, advice the immediate superior as he may consider it necessary to put the area out of order.
14. Submit monthly report on Preventive Maintenance.
15. Is fully responsible for all spare parts applicable for the equipment he has to maintain. This means that he has to ensure that he correct level is maintained at all times.
QUALIFICATIONS:
1. Licensed Mechanical Engineer or Electrical Engineer
2. Minimum of 3 years work experience
3. Preferably with experience as a Pollution Control Officer.
4. Results oriented, honest, a team worker with high leadership quality and is able to interact with top executives, tenants and unit owners.
5. Monday to Saturday (half-day) schedule
6. Willing to be assigned in Roxas Blvd Malate area
