DUTIES AND RESPONSIBILITIES:
Manage the operation and maintenance of the building and all facilities including its accessories and machineries.Prepare the full operations report for the building, performance per SLA’s and KPI’s, budget and recommendations.Mo
nitor the cost efficiency of operating the premisesTrack expenses, prepares mo
nthly financial report in coordination with property accountant.Ensure that the prescribed fit-out guideline is properly understood and followed by fitting out tenants.Review and make amendments to house rules, fit out guidelines and policies when necessaryMeet with unit owners during turnovers, tenant orientation on building policies, house rules and fit out guidelines. Ensure that the prescribed fit out guidelines are properly understood and followed by fitting-out tenants.Implement strategic plans, policies and initiatives for the building operation.Build relatio
nship with the building occupants, tenants and local/government authorities.Ensure that there is quality co
ntrol of on-site procedures, staff and service providers.Promote professio
nal behavior and quality standards among all the working groups in the premises.Ensure that all Colliers staff co
nforms to the Colliers Code of Co
nduct as well as the Code of Co
nduct required by the client.Implement an Energy Co
nservation Program for the building to include proper planning, mo
nitoring and making sound recommendation of ENERCON measures.Regularly review all maintenance reports, checklist, and preventive maintenance procedures done by the Chief Engineer and Technicians.Coordinate the bidding for building service providers.Regularly check and review performance of staff especially of Chief Engineer, Technicians, Property Accountant, Admin Assistant, and Concierge.Recommend training for Engineer and Maintenance Technicians when the need arises.Co
nduct a regular building inspection of the following: Fire Safety, Security, Housekeeping, and Facilities/Equipment Maintenance.Oversee the day to day administrative and building operation concerns.Liaise for the processing/renewal of permits and certificates.
QUALIFICATIONS
Willing to work in Cebu City, Mandaue City, & Lapu-Lapu City.Preferably someone who is a graduate of Electrical / Mechanical Engineering courseWith minimum of Four (4) years in the same capacity as Property ManagerWith more than Four (4) years in Property Management and operatio
