Operations Associate – Eviction is responsible for ensuring that all canceled occupied units will be vacated in the most efficient and cost-effective way possible so the company can already resell the property to other clients.
They check the actual occupancy status of the canceled unit by calling out the client or through a site visit, do pre-eviction attempts to contact and convince the client to pay and update their account for revival, and conduct non-legal means to evict clients before endorsing an account for legal action.
They also handle inquiries from clients with canceled and occupied units such as revival requests, payment arrangements, refund of payments, etc., and monitor the re-conveyance of the title from the buyer back to Filinvest Land, Inc.
The said position also frequently exercises its negotiation and persuasion skills to convince clients to pay or vacate the unit while ensuring that we communicated this in a professional and trustworthy manner.
KEY FUNCTIONS/DUTIES AND RESPONSIBILITIES:
· Checking the actual occupancy status of the canceled unit by calling out the client or through a site visit and ensuring that occupancy is properly tagged in the system.
· Conduct pre-eviction attempts to contact and convince the client to pay and update their account for revival
· Evicts client through non-legal means (e. g. visit, offer payment arrangement, offer a refund, cutting of water services, Pro-excel services, prepaid electricity, etc.) within a specific time period.
· Endorsement of the eviction case file to legal for filing of ejectment case if accounts are deemed unsolvable to non-legal means.
· Handles call, email, and walk-in inquiries from clients with canceled and occupied units.
· Ensure that all canceled accounts are properly reviewed in terms of occupancy and title status. Handles the Foreclosure process if the title of the canceled account is under the buyer’s name.
